Welcome to **Casa Cassaretto** , a stunning lakefront home located just **50
yards from Marina Beach** in the gated Pine Mountain Lake resort community.
This spacious retreat features its own **private boat dock** , direct lake
access, and a variety of amenities, including a **hot tub** , **game room** ,
and **home theater**. Guests can also enjoy access to **Pine Mountain Lake’s
golf course, tennis courts, community pool, archery range, and Country Club
dining**.

**Home Features**
This three-level, **4,000-square-foot home** offers **five bedrooms and four
and a half bathrooms** , including **two master suites** and an open loft with
two twin beds (counted as a bedroom).

The home includes a **theater room** , a **Bluetooth-connected sound system**
(usage instructions are posted on the whiteboard), a **DVD player** , and
**WiFi available throughout the house and deck**.

For year-round comfort, the home is equipped with **central heating and air
conditioning, a gas log fireplace, and ceiling fans**. The kitchen includes a
**microwave, dishwasher, disposal, coffee maker, tea kettle, and toaster**.
Additional conveniences include a **washer and dryer, iron and ironing board,
and hair blow dryer**. Shampoo, conditioner, and soap dispensers are provided.

The **game room** features a **mini fridge, pool table, dart board,
shuffleboard, board games, and a wet bar**. There is also a **basement storage
room with an extra refrigerator** (exterior access only) and an **outdoor
shower**.

The **outdoor space** includes a **sun deck, covered patio, deck furniture for
15 people, and a propane gas BBQ**. Propane is not provided, but guests may
preorder a tank prior to arrival or purchase one at the local market.

**Boats & Water Activities**
Guests have access to a **private dock** , along with a **rowboat, hybrid
kayak-canoe, two-person kayak, and two Wavestorm stand-up paddleboards with
paddles**. Additional water accessories in the Boat Room include floaties,
buckets and shovels, noodles, and a floating mat. Guests must **wear life
jackets when using the boats** , and swimming from the dock is limited to **30
feet out** , per Pine Mountain Lake safety regulations.

**Location**
Casa Cassaretto is located in the **gated Pine Mountain Lake resort
community** in **Groveland, California** , just **25 miles from the entrance
to Yosemite National Park** via the Highway 120 corridor.

* Sleeps up to **10 guests in beds**
* Maximum occupancy: **12 guests, including children and infants**
* Guests 11 and 12 must arrange their own sleeping accommodations

**Guest Limits & House Rules**

* **Maximum of 12 guests at any time** , including children and infants. No additional visitors or gatherings beyond this limit are allowed.
* **No pets or animals allowed. No exceptions.**
* **No outdoor fires permitted on the premises.**
* **Garage is not available for guest use.**

**Parking**
The level driveway accommodates **5 to 6 vehicles**.

**Boats & Dock Rules**

* Boats are **not pre-washed for guest arrival**. Guests are responsible for washing them before use.
* Life jackets must be worn while using the provided boats, including for children.

**What’s Provided & What to Bring**

* Linens, bath towels, comforters, blankets, and pillows are provided. **Beach towels are not provided.**
* Coffee, spices, cooking oils, food, and snacks are **not provided**.

**Gated Community Access & Fees**
Pine Mountain Lake HOA charges a **$50 per vehicle access fee** (one-time,
non-refundable) for entry into the gated community. A stay of **8 or more
nights will require additional fees** per HOA regulations.ke safety
regulations.

**Please note the following house rules for your stay:**

1\. The maximum occupancy is firm and must include all occupants of any age
including
infants. In addition no large gatherings are permitted. The maximum occupancy
number includes children & infants.

2\. GATED COMMUNITY ACCESS PERMITS ARE REQUIRED BY HOMEOWNERS ASSOCIATION:
A copy of your drivers license will be required within 24 hours of booking.
Pine Mountain Lake HOA charges $46 per vehicle (one time fee) to enter the
gated community with 24 hour security. The entire fee goes to PML HOA.
Price subject to change without notice.
Access permits are non-refundable.
A stay of 8+ nights will require additional fees as per PMLA.

4\. Guests are not allowed to launch their own SUPs, boats or watercrafts of
any kind on
Pine Mountain Lake, per Pine Mountain Lake Association rules. However, Lake
Don
Pedro is just 20-minutes away & perfect for a day trip with water toys! And
remember,
you can rent sailboat / kayak / paddle board / paddle boat rentals at the main
Marina
Beach in Pine Mountain Lake.

5\. In addition to the marina offerings Pine Mountain Lake offers an Airport,
18-hole
championship golf course, country club with indoor & outdoor dining, tennis
courts,
community pool, horseshoe pits, equestrian center, and three sandy beaches on
the
lake. The Marina Beach is the largest most popular beach and offers: an
expansive
sandy beach & lawn area, designated swimming area, BBQ pits, picnic benches,
snack
shack, and the sailboat / kayak / paddle board / paddle boat rentals. Beaches
are open
during the summer months only. Golf course is open year-round.

6\. Past guests have loved the property so much they often want to celebrate
special
moments here, but please no confetti. Cleanup after celebrations is not
included in the
departure cleaning fee. Guests will pay an extra cleaning fee if housekeeping
must clean
any celebration debris.

7\. Propane for any gas BBQ is not provided. You may either order this on the
Temporary
Resident Registration form for an additional fee or provide your own propane.
You can
purchase propane tanks at the local market or hardware store. Firewood is also
not
provided. The current rate for a propane tank is $65 (subject to change
without notice).

8\. All outdoor fires (not contained in approved fire pits), candles, smoking,
firearms and
fireworks are strictly prohibited on the premises.

9\. PET FRIENDLY PROPERTIES ONLY: Pet must be declared & registered with
Yosemite
Region Resorts prior to arrival. Pets must be well-behaved, housebroken, and
non-destructive. Pets are not allowed on the furniture. Unsupervised pets must
be
crated. Guests are responsible for cleaning up & disposing of all debris left
by their pet.
Pets are not allowed on Pine Mountain Lake beaches. Pets must be on a leash at
all
times within the gated resort community, per Tuolumne County leash law. Pets
do incur
an additional fee of $35 per night per pet.
